Villa specifications:

1. STRUCTURE AND FOUNDATIONS.

The structure and foundations will be reinforced concrete all in accordance with the structural analysis and the drawings of the house.

2. ROOF.

The roof will be a reinforced concrete slab and decorated with roof tiles. Asphaltic insulation will be placed below the tiles.

3. WALLS AND PAINTING.

3.1. Brick walls 20cms and 10cms thick in accordance with the drawings.
3.2. External surfaces will be rendered concrete smoothed to finish and painted.
3.3. All timber surfaces will be painted to customers' taste.
3.4. Stone will be used to decorate the grounds of the villa where suitable.
3.5. All internal walls will be painted with emulsion paint.
3.6. All ceilings will be painted with emulsion paint.

4. KITCHEN TILES.

Surfaces between kitchen benches and wall cupboards will receive coloured ceramic tiles.
Value of ceramic tiles CYP10.00 (€17.08) per square metre.

5. BATHROOM AND TOILET TILES.

All surfaces will receive coloured ceramic tiles to 210cms height from the finished floor level.
Value of ceramic tiles will be CYP10.00 (€17.08) per square metre.

6. FLOOR FINISHES.

6.1. Bedrooms: Ceramic tiles - Value CYP10.00 (€17.08) per square metre.
6.2. Bathroom and toilets: Ceramic tiles - Value CYP10.00 (€17.08) per square metre.
6.3. Living, Dining Rooms: Ceramic tiles - Value CYP10.00 (€17.08) per square metre.

9. KITCHEN BENCHES.

9.1. Internal partitions will be of melamine.
9.2. Externally beech wood effect or similar of an equivalent value.
9.3. Granite surface or a similar surface of an equivalent value.
9.4. Double bowl single-drainer acrylic sink will be used.

10. SANITARY FITTINGS.

Good quality sanitary fittings and units similar to British Standard in accordance with the drawings.

11. ELECTRICAL INSTALLATION.

Electrical installation will be done according to the drawings and approved by E.A.C. A/C units will be installed in each room up to 12,000 BTU.

12. PLUMBING INSTALLATION.

12.1. Plumbing and drainage installation in accordance with the drawings.
12.2. PVC pipes will be used for cold and hot water supply.
12.3. Hot water pipes will be properly insulated.
12.4. Supply and fitting of twin solar panels and 30-gallon water heater.
12.5. GCH supplied and fitted in accordance with the drawings.
12.6. CPVC pipes will be used for drainage wherever appropriate.

13. SEWAGE DISPOSAL.
Septic tank and absorption pit will be constructed and made operative in accordance with the drawings.

14. EXTERNAL WORKS.

14.1. Chain link fencing around the perimeter of the premises or concrete wall decorated where appropriate with stone.
14.2. 8 x 4 metres lined or fibreglass swimming pool (optional extra), with stone paved effect around pool.
14.3. Up to 80 square metres stone paved effect around patio areas.
