Technical Specifications 1. Loading Bearing Frame Reinforced concrete frame with slabs, beams, columns and wall transferring the load to R.C pad footing 2. Walling a) External walls are constructed with 200 mm thick hollow bricks and are extremely rendered with cement mortar and internally plastered with gypsum based plaster b) Internal walls are constructed as described above but with 100 mm thick hollow brick c) Outside sloping roofs are finished with locally made roof tiles 3. Wall Tiles For kitchen: Ceramic Tiles 6.00 per m2 For bathrooms: Ceramic tiles 6.00 per m2 8. Sanitary ware/fittings The sanitary ware is of white colour and of deluxe quality and the fittings are chrome plated 9. Balustrades/Fencing a) The verandah balustrades are metal b) The front and side boundary wall is finished with Tyrolean finish 10. Plumbing/Draining a) Cold water installation includes a 1 m3 galvanized storage tank and the water pipes are made of P.V.C There is two external water taps in the garden. b) The pipes for the hot water installation are made of P.V.C and the system includes an electric boiler of 20 gallons capacity c) All drainage piper are made of P.V.C 11. Electrical Installation It includes adequate number of lighting points, power points, T.V. points, bell and cooker control. Provision for air conditioning in bedrooms and lounge area. 12. Optional Facilities The following facilities are optional and can be provided when specifically requested by the client and negotiated as additional to the selling price. a) Barbeque and or local style oven b) Pergolas c) Additional external walkways and terraces ( for ground floor flats) d) Solar heating systems. Changes to the specification/Drawing The client may request changes to the specification or drawing, the cost of whish is negotiable, but the sell or reserves the rite to refuse changes which are considered as unsafe of outside goods building practice or spoiling the architectural design and or character of the project |
